Start with moisture, structure, and access. Then plan the rooms and finishes.
Remodeling
A basement plan starts with the space as it is. ABBA checks moisture, structure, ceiling height, and access before design. Then we plan the layout around posts, ducts, drains, and the way you want to use the space.

Good to Know
We look for leaks, dampness, and signs of how water gets to the foundation. Cracks, bowing walls, posts, and beams are also part of the review. Structural concerns go to a licensed engineer. Moisture and structural issues are dealt with before finish work starts, rather than being covered by new walls.
A basement can be planned for a family room, media room, guest room, work space, or gym. Storage and laundry areas are other listed uses. The layout works around posts, ducts, and drains. It also keeps access to the furnace, water heater, panel, and shutoffs clear.
We check the clear height below beams, ducts, and drain lines. A bedroom plan also needs a review of the escape route and whether an egress window can be added. These checks help set the use of the space. Flood rules and any need for a radon test are reviewed before walls are closed.
The amount of space to finish is one part of the scope. Moisture work, a bedroom escape window, a bath, or a wet bar can add work. Floors, ceilings, and trim are planned too. Required trade work is done by licensed contractors. The written proposal states what is included and the price for that scope.
